Soda Creek Vineyard Estate

The History

 A family-owned estate since 1943 like this rarely becomes available or even makes it on the market. The gently sloping, 19.2-acre parcel sits on the Valley floor and is bisected by the Soda Creek. It has always been an agricultural property, most recently planted to Vineyards in 2006. The property neighbors include the historic Soda Canyon Store, and it's just a short distance into town. Additional historic neighbors include the Soda Springs Resort, recently purchased by Restoration Hardware with the intent to organically farm the land and restore it as a crown jewel of Napa Valley.

 

The Estate

The entrance is anchored by an original 1907 agricultural redwood barn, then winds through the vineyards framed with stately Oak trees and gorgeous natural landscape. Three wells on the property provide ample water to three homes and approximately 10.9 acres of vineyard planted predominantly to Cabernet Sauvignon.

 

The family built the well-constructed European Farmhouse-style main home and guest house from the ground up in 2009; they raised their two sons and their daughter and now continue to watch the fourth generation enjoy it. The family has lovingly maintained the home, gardens, and vineyards.

 

 The main house, 4224+/- sq. ft., with four bedrooms, 4.5 BA with a great room, office, family room, media room, tower room, and wine cellar. Upon entering through the front door, the ceilings soar above, and doors open up from all rooms facing east towards the pool. A grand and impressive wood-burning fireplace greets you upon entering for cozier days in the Great room. The primary bedroom on the first floor allows the house to live small or large. Three additional guest bedrooms are upstairs, two featuring Juliet balconies overlooking the pool and grounds. Just off the bedrooms are the media room and a tower with panoramic views of the Valley.

 

Sited next to and overlooking the pool lies the guest house of roughly 1000+/- sq. ft.  It boasts a kitchen, living room, dining room, two bedrooms, and 1.5 baths. The large back porch overlooking the vineyards is shielded by ancient oaks and provides intimacy and privacy for you and your guests.

 

A sufficient distance away, and nestled among the vineyards you'll find a complete second dwelling built in 2007 with 1350± square feet of living space. The second modern-style home boasts an open floor plan with three bedrooms and two full bathrooms, ideally suited for a multi-generational family, rental, or caretaker quarters. The property also includes a complete Vineyard Administrator's office with a kitchen and bath.

 

The Vineyards and Farming 

The vineyards are sited on highly sought-after, volcanic Coombsville Gravely Loam soils and planted on both sides of Soda Creek. These soils are well recognized as ideally suited for growing ultra-premium Bordeaux varietals with good drainage and heavy gravel content. The current Vineyard was planted in 2006 to predominately Cabernet Sauvignon and a half acre of Petite Verdot and Malbec. In 2017, the 3± acres on the southeast side of Soda Creek were replanted from the Sauvignon Blanc in 2017 to Cabernet Sauvignon. Rios Farming manages the Vineyard and has demonstrated a solid history of quality and profitability. 

 

The Vineyard uses sustainable practices to maintain and improve the Vineyard's health and surrounding environment. In 2011, the family hired a biodynamic consultant to eliminate harmful chemicals and instead rely on organic weed and pest control solutions. The beautiful gardens and farm animal inhabitants (goats) create biodiversity and help maintain a thriving ecosystem.

Zoning allows for Winery use and the property benefits from having an existing turning lane on the Silverado Trail directly in front of the property entrance.
